Where Do I Send My Payment?

Payments may be sent to MJF & Associates at the address listed on the Property Management page. For your convenience, and to save the cost of postage, we encourage you to sign up for ACH payments through the management company; the sign-up form is found on the Forms page.

When Are My HOA Dues Due?

Your HOA Dues must be paid by the first day of each month. If your dues are not received by the last day of the month you will incur a late fee. 

What If I Pay Late?

Late fees will be assessed to your account if your payment is not received by the end of the month. These fees are due immediately. Failure to pay dues or any other assessments (including late fees or special assessments) will result in the revocation of voting privileges and may result in legal action and the assessment of legal fees to your account.

What Do My HOA Dues Pay For?

Your HOA Dues go toward: 

  • The maintenance of common areas as determined by the Board of Directors and the amount of funds available. Grounds maintenance includes, but is not limited to, mowing, weed control, shrub and tree trimming, brush cleanup, and maintenance of facilities and infrastructure. 
  • The maintenance of a blanket liability insurance policy on the common areas as well as property insurance on the equipment (e.g., irrigation system) and buildings that it owns. Owners must maintain an HO-6 “studs-in” insurance policy in an amount no less than the Association’s insurance blanket policy deductible. Refer to the current insurance certificate for the current amount.
  • Pay real estate taxes on the common areas.
  • Pay the Association’s income taxes, if any. 
  • Pay utility bills incurred in the maintenance and upkeep of the common areas (water, electric, trash/recycling).
  • Pay property management company for administrative duties performed on behalf of the Association.

Who Is Responsible For The Maintenance Of The Exterior Of The Townhouse?

Maintenance to the roof, siding, exterior foundation, exterior trim, driveway, lawn, landscaping, and patio/entrance areas are the responsibility of the Association. Work requests for these areas should be submitted to the management company. Note: The cost of any damage done to exterior areas or components by an Owner or their residents or guests will be charged to the Owner.


Maintenance and installation of all doors (including garage doors and screen doors), windows, and all interior areas is the responsibility of the Owner. Installation and replacement of doors and windows must be pre-approved by the Board. Doors and windows must be replaced with like materials of like colors.


Owners are also responsible for consumables such as exterior security light bulbs (next to the garage doors) which must be functional at all times to ensure a safe environment as there is limited street lighting.


Owners are responsible for ice removal from driveways and walkways as well as snow removal after snow events of less than 1.5”. 


Owners must report any damage done to the unit or common areas due to felled trees/limbs or from post-storm damage to the management company immediately so that an insurance claim may be filed. Please report dead and storm-damaged trees to the Association for evaluation.

What Else Is An Owner Responsible For?

Owners (and all residents and guests) are responsible for abiding by all Association declarations, bylaws, rules, and regulations, including all related policies. These are found on the Policies and Governing Docs pages. Violations will result in the assessment of fines to the Owner, which become due and payable immediately.

What Control Does The Association Have Over A Townhouse?

The Association is responsible for ensuring that the TBF property remains a safe, pleasant neighborhood to live in. Certain restrictions do apply to what kind of activities can be undertaken within a townhome:

  • Commercial/Retail business activity is prohibited (unit may not be used as a storefront with consumer traffic).
  • Short-term rentals are prohibited (e.g., AirBNB rentals). 
  • Any nuisance activities (loud parties, noxious fumes, etc.) are prohibited by the Association as well as city ordinance.

Can The Landscaping Around A Townhouse Be Changed?

Changes in landscaping can have a significant impact on regular grounds maintenance services. Owners must submit an Architectural Change Request Form (found on the Forms page) to the Board for approval prior to making any landscaping changes. 

How Many Parking Spaces Does Each Townhouse Have?

All townhomes have a 2-car garage and at least 2 parking spaces in the driveway. There are limited guest only parking areas on the dead end streets; please note that these spots are not available in the winter due to snow removal requirements, and violators will be towed. There is no overnight street parking on public or private streets. Public streets (Trillium, Foxglove, and Albert) follow Hudson’s city parking ordinances (available here).
